A carbon risk assessment is being carried out for the Baku White City Office Building, construction of which began in 2020, using the Carbon Risk Real Estate Monitor (CRREM) framework. The assessment is being conducted by the German organisation TÜV SÜD in line with environmental sustainability principles.
Preliminary results indicate that the business centre meets CRREM requirements under climate projections up to 2030. Solar panels will be installed on the building’s roof to ensure continued alignment with CRREM’s 1.5°C warming pathway beyond 2030.
As part of Baku White City’s ongoing environmental protection policy, the office building’s assessment under the international BREEAM environmental certification scheme has been completed. The first Baku White City Office Building, commissioned in 2014, previously received BREEAM certification.
The new office building, a landmark of the project, was designed by global architecture, planning and design firm CallisonRTKL and engineering firm URAL Engineering Co Ltd.
The Grade A business centre is planned to accommodate 150 offices. Businesses will be offered office spaces with three-metre ceiling heights, individual cooling, natural ventilation, central heating and balconies, alongside 386 underground and 62 surface parking spaces, electric vehicle charging facilities, free bicycle parking and other amenities.
The business centre’s ten lifts, each with a load capacity of 1,600 kilograms, space for 21 people and a speed of 2.5 metres per second, will provide convenient access to workplaces.
The business centre is located on Central Boulevard Street, along an uninterrupted two-kilometre pedestrian promenade. Beginning at Babek Avenue and Karabakh Horses Square to the north, the route passes through Fountain Square and crosses 8 November Avenue via the landmark pedestrian bridge before reaching the White City Seaside Boulevard.
A landscaped square surrounded by high-rise buildings has been designed to the north of the building.
The Baku White City project is being implemented pursuant to the decree issued by President of the Republic of Azerbaijan Ilham Aliyev on September 28, 2006, approving the “Comprehensive Action Plan for Improving the Environmental Situation in the Republic of Azerbaijan for 2006–2010.”
